build itself.

Five phases. No surprises. We tell you exactly what we're doing, when we're doing it, and what you'll find when we're done.

16″STUD INSPECTION
01
Phase 01

Framing Inspection

"We don't hang on bad bones."

Before a single board goes up, our lead walks every stud bay. We check for plumb, twist, and crown — and flag anything a painter will find later. This is the conversation most crews skip.

Timeline

2–4 hours

Crew

1 lead

What you'll experience

seeTape measure, level, pencil marks on problem studs.
hearA frank conversation about anything that needs correction.
smellNothing yet. Just lumber.
4×85/8″BOARD HANGING
02
Phase 02

Board Hanging

"Tight seams, right screws, no voids."

Sheets go up plumb and level, screws dimpled — not blown through — and seams offset so mud has the best possible foundation. We use 5/8" Type X on ceilings and fire-rated assemblies without being asked.

Timeline

1–3 days per floor

Crew

2–4 hangers

What you'll experience

seeStilts, banjos, screw guns. Sheets staged per room.
hearRhythmic screw guns. Occasional tape measure snap.
smellFresh gypsum dust — clean, mineral, powdery.
TAPETAPE & MUD · 3 COATS
03
Phase 03

Taping & Mudding

"Three coats. No shortcuts."

Tape coat, block coat, finish coat — each one feathered wider than the last. We use pre-mixed for blocks and all-purpose for finish. Every inside corner hand-tooled. Outside corners get metal bead, set hard.

Timeline

3–5 days (drying between coats)

Crew

2–3 finishers

What you'll experience

seeWide knives, corner tools, banjo dispensers, mud buckets.
hearKnife scraping. Quiet focus.
smellWet joint compound — earthy, slightly sweet, unmistakable.
SANDING · RAKING LIGHT
04
Phase 04

Sanding

"Dust is proof the work is done."

Pole sanding first pass, hand sanding second. We sand to the seam, not over it. Ceiling lights get raked at a flat angle to catch any ridge or tool mark before primer does. Dust is contained and cleaned before we leave.

Timeline

1–2 days

Crew

1–2 sanders

What you'll experience

seePole sanders, bright work lights raked at low angles, dust barriers.
hearThe particular hiss of sandpaper on compound.
smellFine gypsum dust — that settling-in-your-lungs smell. Masks required.
LEVEL 5PAINT READYFINAL WALKTHROUGH
05
Phase 05

Final Walkthrough

"You run the light. We stand by it."

We walk every wall with a bright LED work light at a raking angle. Any shadow, any ridge, any skip — we find it and fix it before you see it. The painter inherits a Level 5 surface, not our problems.

Timeline

2–4 hours

Crew

1 lead + client

What you'll experience

seeRaking LED lights, pencil circles on anything that needs touching.
hearHonest assessment. No defensive posturing.
smellBarely anything. That's the point.
WHO WE WORK WITH

Three types of client.
One standard of work.

General Contractors

Multi-unit builds on a punch-list clock.

You need a crew that shows up when the framing is done, not a week later. We integrate with your schedule, communicate with your super, and don't create callbacks.

Avg. units/week

8–24

Callback rate

<2%

We carry $2M liability and work under your COI requirements without the back-and-forth.

Property Managers

Seven-day turnovers. No excuses.

A vacant unit costs money every day. We scope repair work on day one, hang and finish on days two through five, and hand you a paint-ready surface by day six.

Typical repair scope

1–3 days

Same-week start

Guaranteed

Patch, texture match, and finish — we handle the whole wall, not just the hole.

Homeowners

Gutted kitchen. Finished walls. Peace of mind.

You're standing in a room with bare studs and a general contractor who has six other subs to coordinate. We make the drywall phase the one thing that goes exactly right.

Typical kitchen/bath

3–5 days

Written scope

Before we start

We explain what we're doing, why, and what it will look like when it's done. In plain language.

WHAT CLIENTS SAY

The work speaks.
The painters confirm it.

"Tape finished 18 units in the Riverside build and I didn't get a single call from the painter. That's the first time that's happened in four years of doing multi-family."

"I had a seven-day window to turn over a 3-bed unit before the new tenant moved in. They scoped it Monday morning, started Tuesday, handed me paint-ready walls Friday afternoon."

Regional Property Manager · Lakeside Residential Partners

"Our GC had four other subs on-site and somehow the drywall was the one thing that went exactly right. Level 5 finish throughout. My painter said it was the best surface he'd seen in ten years."
